Feasibility + Site Evaluation
Site analysis and optimization studies to determine a sites buildable area while meeting physical, jurisdictional and other relevant criteria. Identify site features and amenities which can inform the building design.
Visioning + Conceptual Design
Program analysis to establish Owner’s space needs, functional adjacencies and work flow requirements. Exploration of the possibilities- giving form to the program and design goals in support of the Owner’s broader vision, mission and culture.
Contracts + Budget + Schedule
Assist and inform Client of the various contract options for design as well as construction services. Discussion of schedule and budget helps to set expectations and proper allocation of resources.

Schematic Design
Early architectural design development for validation of the program, design goals and preliminary cost estimating.
Design Development
Document progression that identifies and incorporates architecture with major engineering building systems. Analysis that the building is meeting jurisdictional requirements. Cost
estimating to ensure budget alignment.
Contract Documents + Permitting
Final coordinated set of contract documents for jurisdictional permitting and construction by a general contractor. Incorporation of budget control strategies.
Bidding and Negotiation
General Contractor and/or subcontractor pre-qualification and bidding. Respond to bidder questions during bid period. Review of bids for pricing consistency and identification of best value candidates for Owner selection.
Construction Administration
Design team review of products and systems documentation submitted by the General Contractor. Attend Owner, Architect, Contractor meetings and perform periodic site observation walks to ensure general compliance with contract documents. Assistance with final construction closeout documentation and building start-up.
